As letting agents, we often see more than just the bricks and mortar side of property management.
Behind every tenancy is a person – sometimes a person going through a really tough time.
Recently, we’ve been reminded just how important it is to approach those situations with care, patience, and professionalism. Two of our tenants have reached out to us while struggling with their mental health – and it’s made us reflect on what our role really is when tenants need support.
🏡 We’re People First, Agents Second
At Collyers, we pride ourselves on being approachable. When tenants contact us because they’re struggling – whether it’s with rent payments, maintenance stress, or personal wellbeing – we listen.
We treat every conversation with respect and empathy, because often, just being heard can make a big difference.
But it’s also important to be clear: while we’ll always do our best to help, we’re not mental health professionals. Our role is to offer support within the boundaries of what we can do.
📋 What We Can Do
✅ Communicate calmly and compassionately
We take the time to listen, without judgement, and make sure tenants feel understood.
✅ Help reduce practical stress
If there’s an issue with rent, maintenance, or repairs, we’ll work together on realistic solutions – sometimes a simple plan or reassurance can lift a lot of pressure.
✅ Signpost to the right support
When a tenant needs help beyond our expertise, we can guide them towards professional organisations, such as:

✅ Keep landlords informed appropriately
If we think a tenant’s situation could affect the tenancy, we’ll keep landlords updated sensitively, focusing on facts – not labels.
🚫 What We Can’t Do
As much as we care, there are limits to what letting agents can do:

We can’t act as counsellors or mental health professionals

We can’t take over medical or financial responsibility

We can’t make personal judgements – we must stay impartial and respectful
Our goal is always to balance empathy with professionalism – ensuring tenants are treated fairly while landlords are protected too.
